One of several resort master plans projects in Montenegro recently undertaken by ReardonSmith, the Maljevik Bay project involved the adaptation of an existing scheme for a new resort on the coast, a short distance from the airport of the capital city, Polgorica. The massing of the original scheme was quite dense. ReardonSmith focused on breaking this down as far as was possible, on making the architecture more respectful to the natural habitat, as well as more reflective of traditional Montenegran design and, above all, on capturing the drama of the location. The site extends across a magnificent forested hillside descending to the coast and looking over a peninsula out to the Adriatic Sea.
The revised scheme, now with the local authorities, incorporates some 23,000 sq metres of villas, 14,000 sq metres of retail and cultural space and nearly 300,000 sq metres of apartments together with a 200-guestroom hotel and spa, faceted to maximise coastal views on both sides of the Bay. The proposal also includes scattered development along the peninsula leading to a scenic restaurant at the far end and a new marina to one side.
